Why Buyers Trust Via Tecta
Our Own Inventory
We sell properties we actually represent, not listings pulled from other agents. Our inventory comes directly from developers and private owners, so you deal with us from first enquiry to closing.
Independent Legal Review
Every property passes our own checks before it is listed, and a person makes that call. Once you are seriously considering one, an independent Indonesian lawyer reviews the title, lease, permits, and key documents, and signs the report personally. You get it before any significant payment, and you keep it whether you buy or not. If the paperwork does not hold up, we do not list the property at all.
Numbers You Can Verify
We show what properties actually transact for, how they actually perform, and what the numbers are based on. Every yield comes with its assumptions, so you can see both the potential return and what could reduce it.
We Answer in Seconds
In any language, at any hour. Get an answer instantly, with the key details you need to understand a property.
How a Purchase Works With Us
Five simple steps. Most buyers can complete the first three without leaving home.
01 — Tell us what you’re looking for
Your budget, preferred area, and whether you’re buying for living or investment. A quick WhatsApp conversation is all it takes to get started.
02 — We shortlist the right properties
We typically present three or four properties, selected around your priorities. We’ll also tell you why each one might not be right for you.
03 — View the property from anywhere
No need to fly to Bali just to see a property. We can send a detailed on-site walkthrough or arrange a live video call from inside the property at a time that works for your timezone.
04 — Our lawyer checks everything
We verify the title, lease, permits, and developer history. You receive a clear legal report that you can keep, whether you decide to buy or not.
05 — We handle the closing
We coordinate the notary, payment structure, taxes, and handover. If you can’t be in Bali, you can complete the process remotely through a power of attorney.
The Report You Read Before You Pay
Before a property is listed we check it ourselves, and a person signs off on publishing it. Once you are seriously considering one, an independent Indonesian lawyer reviews the documents and signs the report in their own name.
It is free, there is no form in front of it, and it reaches you before any significant payment. Ask about anything on this site and we will start it.
- Ownership and title — who owns the land and the full chain of title behind it
- Lease terms — the lease period, extension options, and what happens when the lease ends
- Zoning and permits — verified against official maps and records, not just the developer’s brochure
- Foreign ownership — whether you can legally hold the property and the appropriate ownership structure
- Developer track record — their history of delivering previous projects
- Taxes and fees — what you will actually pay at closing and on an ongoing basis
Where We Are Selling
We focus on Bali’s most sought-after property markets, from established investment areas to emerging locations with room to grow.
Canggu
1Bali’s most established and liquid resale market, with strong demand and high competition.
Berawa
1Walkable, vibrant, and consistently strong for short-term rental demand.
Pererenan
1A quieter alternative to Canggu, attracting buyers looking for more space and long-term potential.
Jimbaran
1Quiet, close to the airport, and where the island's larger family houses are.
Kerobokan
1Between Seminyak and Canggu, with about ten minutes to either.
Cemagi
1Rice fields, open space, and a more peaceful coastal lifestyle, just minutes from Canggu.
We sell both: projects still being built, and buildings you can walk into tomorrow.

Questions buyers actually ask
Do you own these properties?
No. We represent properties on behalf of developers we work with directly and private owners who have given us a mandate to sell. This means we can transact on everything you see here, quote the seller’s actual price, and provide the relevant paperwork without layers of middlemen adding their own margin.
Do I pay you a fee?
No. Our commission comes from the seller at closing, which is standard in the market. We still work entirely on the buyer’s side because our business depends on buyers who come back and buyers who recommend us to friends. If a property is wrong for you, we would rather tell you than make one commission.
Can you find something that is not on the site?
Often. The catalog shows what we can publicly offer, but we also have access to properties that never make it onto the site. Developers sometimes release allocations before launch, while private owners may prefer to sell quietly. Tell us what you are looking for and we will check what is available.
Can a foreigner own property in Bali?
Yes, but the structure matters. A foreigner can hold a leasehold directly in their own name, which is the most common and straightforward option. Freehold land cannot be owned personally by a foreigner. It can be held through an Indonesian company, such as a PT PMA, subject to the applicable requirements. Any structure designed to disguise personal foreign ownership through a nominee arrangement carries serious legal risks.
What happens when a lease runs out?
Unless an extension has been agreed, the land and anything built on it return to the landowner when the lease expires. That is why the remaining lease term is one of the most important numbers in any Bali property purchase. We show it on every listing and check whether an extension is already covered by the agreement or still needs to be negotiated.
Can I buy without flying to Bali?
Yes. We can film a full walkthrough, take you through the property on a live video call, and provide the relevant legal documents and reports. Signing and payment can be handled through a notary, with a power of attorney where necessary. But if you can visit Bali, we recommend it. You can film a property. You cannot film the feeling of the neighbourhood.
