Via Tecta Realty is operated by PT Acta Non Verba, a company incorporated in Indonesia, registered at Jalan Tirta Tawar, Banjar Kutuh Kelod, Petulu, Kecamatan Ubud, Kabupaten Gianyar, Bali 80571 (referred to in this policy as “we” or “us”). We are the controller of the personal data described below.

• Information you give us: your name, email address, phone number, messaging handle, nationality and country of residence, budget, purchase timeline and property preferences, and anything else you tell us in conversation.
• Identity and source-of-funds documents: where you proceed towards a purchase, copies of identity documents and evidence of the source of funds. We collect these because Indonesian law requires it, not because we want them.
• Conversation records: messages you exchange with us on WhatsApp, Telegram, Instagram, email or this website, including where an automated assistant answers you.
• Usage data: IP address, device and browser type, pages viewed, time and duration of visits, and the properties you view or save.

Some replies are generated by an automated assistant, and your messages may be processed by third-party AI providers in order to do this. We also score enquiries automatically so that we can prioritise our response. These processes assist our team; they do not by themselves determine whether we work with you. You may ask to speak with a person at any point, and you may ask us to explain any decision that affected you.

We do not sell, rent or trade your personal data, and we do not share it with third parties for their own marketing purposes.

We share it only with: our hosting, CRM and analytics providers; the AI providers who process conversations; the independent legal counsel and notary handling your transaction; and the seller or developer of a property you decide to proceed with. Where the law requires it, we share it with Indonesian authorities.

Each provider is bound to use your data only for the service they perform for us.

We operate from Indonesia and use service providers located outside it, including in the European Union, the United States and Singapore. Where data leaves Indonesia or the European Economic Area, we rely on the safeguards required by applicable law.

• •Enquiries that do not proceed: 24 months, after which they are deleted.
• •Completed transactions: for the period required by Indonesian tax and property law.
• •Identity and source-of-funds records: for the period required by anti-money-laundering law, which may be longer than any deletion request you make.
• •Marketing contacts: until you unsubscribe.

Access is limited to team members who need it for their role. Identity documents and financial records are held separately from general enquiry data and are subject to further restriction. We use encrypted storage and transmission, and we require the same of our providers.

Subject to applicable law, including Indonesia’s Personal Data Protection Law (Law No. 27 of 2022) and the General Data Protection Regulation where it applies to you, you may:

• •have inaccurate data corrected
• •ask us to delete your data, except where we are legally required to keep it
• •object to processing carried out on the basis of our legitimate interest
