Property, properly bought.
Most people who buy property in Bali do it from another country, in a language that is not their own, inside a legal system they cannot easily navigate. They are shown photographs and asked to trust them.
For the largest purchase most people will ever make, that is not good enough.
Via Tecta was built to close that gap. We represent the properties we sell, which means we have stood inside them and can answer for what we are offering. Nothing is listed until we have checked it and a person has signed off. When you are seriously considering a property, independent Indonesian counsel reviews the title, lease, and permits, and signs the report personally. You keep that report whether you buy from us or not. If the paperwork does not hold up, the property never reaches you.
Our commission is paid by the seller, never by you. You are free to walk away from anything we show you, and we would rather you did than buy something we would not buy ourselves.
Via Tecta means a covered way, a road you can travel without exposure.
What is broken
A buyer landing in Bali can meet nine agents selling the same villa at four different prices, with no way to know which number is real. There is no public record of what properties actually sold for, so there is little accountability. Yields come from spreadsheets nobody has audited, leases are sold with extensions that were never put in writing, and buyers sometimes discover what they actually own only after the money has moved.
None of this is unusual in a young market. It is simply expensive, and the buyer pays for it every time.
What we do differently
We hold the selling rights ourselves, through direct allocations from developers whose sites we have walked and mandates from owners who have provided the documents. That means we can quote the price the seller actually set and provide the paperwork behind the property.
Our commission comes from the seller at closing. You pay us nothing. What keeps us honest is simple. Bali is a small market, and a buyer pushed into the wrong property tells everyone. Honesty compounds faster than commission does.
How we prove it
A promise is easy. These are things you can actually hold us to.
- We do not invent yields. If a number is our estimate, we say so next to the number.
- We do not take on a property if the owner will not provide the necessary documents.
- We tell you when a property is wrong for you, even when it is the more expensive option.
- We do not manufacture urgency. If a villa is genuinely reserved, the listing says reserved.
- We take no fee from the builders, notaries, or lawyers we introduce you to.
- We publish actual transaction prices where available, not just asking prices, so the next buyer negotiates with facts.
